How our rent figures are calculated
Understand the sample before comparing prices. This methodology describes the town pages on rentsearch.lu.
Methodology reviewed
Where the data comes from
Residents submit rent reports; individuals and agencies publish rental listings. These are community contributions, not an official census, an appraisal or independently verified market prices. Address datasets help locate properties; they do not supply rent figures.
What a town's median means
Town pages use the latest 500 visible rent reports for that town, ordered by submission date. The median is the middle reported amount after sorting; for an even sample, it is the average of the two middle amounts. Housing types and furnished status are mixed in the headline figure. The housing-type table separates reports by their submitted type.
Rent per square metre and charges
For rent per square metre, each reported rent is divided by its positive floor area, then we take the median of those ratios. Reports without usable area are excluded from that calculation only; its sample count is shown separately. Reported amounts retain the contributor's charges convention, so headline medians are not standardized to rent excluding charges. For listings, a monthly total is shown only when charges are included or a separate charges amount is supplied. Deposits and agency fees are not part of that monthly total.
Dates, coverage and availability
Dates on town pages describe when reports were submitted, not when leases started or were last verified. The directory counts all visible contributions in the supported towns. Town pages show at most the latest 100 listings, separately from rent reports. A published listing can be out of date: contact the publisher to confirm availability. The map covers more locations than this curated directory.
Limitations and corrections
Contributions are self-selected and may contain mistakes, duplicates or unusual prices. Small samples and a changing mix of homes can move medians substantially. Automatic outlier exclusion is not active. Hidden and deleted contributions are excluded by public access policies. Use the report control on the map to flag a problem; moderation can hide or remove contributions. No data means no contributions in this sample, not that a town has no rental homes.
